Cranbourne East is the youngest suburb in the 3977 postcode. It was only created as a separate suburb in 2008, and almost every house here went up inside the last thirty years. That single fact changes the job.
There is no cast iron waste to cut out and no fibro backing board behind the tiles. What there is instead is builder spec fitout that has worn out faster than the house around it, and owners who want the wet areas brought up to the standard of the rest of the home.
Two different estates, two different jobs
Hunt Club came first, built from 1996 on the old Melbourne Hunt Club headquarters in Cameron Street, and it now runs along Hunt Club Boulevard and Broad Oak Drive around the Hunt Club Wetlands. Cascades on Clyde started construction in late 2007 and filled the eastern side of the suburb with larger family homes. The rest of the suburb went in around Casey Fields and the Cranbourne East schools.

The builder spec ensuite
The standard ensuite through Cascades on Clyde and the later Hunt Club stages runs about 1.5 by 2.4 metres. The fitout is consistent enough that we can usually predict it before we walk in: an acrylic shower base, a framed screen with an aluminium bottom rail, a builder grade vanity with a moulded top, and an exhaust fan that is undersized for the room and often vented into the roof space rather than outside.
None of that is faulty work. It is the specification the house was sold with, and it has a shorter life than the building. What owners here ask for is the same room done properly:
- Remove the acrylic base and build a tiled shower base on a new membrane, which also lets the shower be widened where the framing allows.
- Replace the framed screen with a semi frameless or frameless screen, which removes the bottom rail that collects water and soap residue.
- Fit a vanity sized to the room with real storage, rather than the moulded unit that came with the house.
- Replace the exhaust fan with one rated for the room volume and duct it to outside air, which is the single change that most often fixes mould on the ceiling and around the screen.
- Retile floor to ceiling, since the original tiling usually stops at a skirt or a splashback height that dates the room.
Costs sit in the $14,000 to $25,000 band for an ensuite of that size, and a main bathroom taken back to frame sits in the $21,000 to $36,750 band. Hunt Club is a different age bracket
Houses in the earliest Hunt Club stages are now approaching thirty years. A waterproof membrane rarely reaches half that age, so an original Hunt Club shower is either on its second membrane already or it is leaking into something. Signs to look for are listed on signs your shower is leaking. In this stock we quote for a full strip out rather than a repair, because the cost of pulling a wall apart twice is more than doing it once.
Layout, access and the skip
Cranbourne East blocks are smaller than the township blocks and many houses sit on a court bowl or a narrow frontage with a single crossover. A truck can usually get in, but a skip often has to go on the driveway, which means moving both cars out for the demolition days. Where the driveway is too short we bring bins in and out rather than leaving one on site, and if a bin has to sit on the nature strip or the road it needs City of Casey approval. Those fees change, so we confirm the current position when we quote.
A newer house does not get easier rules
The build year changes the risks on site, not the obligations. A Cascades on Clyde ensuite refit is held to the same registration, contract and waterproofing standards as a township rebuild, and moving a fixture brings a licensed plumber and a certificate with it.
