Cranbourne North is the part of the postcode that hit its renovation window all at once. The suburb is dominated by estate housing from the 2000s, led by Camden Green, which began construction in 2003 on former market garden land alongside Narre Warren Cranbourne Road.

Newer subdivisions followed, including Sierra, Eve and The Avenue at Casey. The earliest of those houses are now at the twenty year mark, which is the point where the original shower membrane starts failing, so a large number of similar houses are all reaching the same problem in the same few years.

The twenty year membrane window

A membrane laid in 2003 or 2004 is well past the age at which waterproofing can be relied on, and it has had two decades of use to find its weak point. Two wet areas changes how the job is staged

No old linings here, but check the ventilation

Bonded asbestos sheeting stopped going into Victorian wet areas long before the first slab was poured in Camden Green, so it is not a risk in this suburb. The common defect here is ventilation. Estate houses of this era were fitted with small exhaust fans, and many were ducted into the roof space instead of to outside air. That moves the moisture out of the bathroom and into the roof, where it condenses on the underside of the sarking. Access and the skip

Estate streets here are wide, driveways are usually double width, and a truck and a skip fit on site without a permit in most cases.
